Method + sources
What the numbers do—and don’t—say.
Closed-sale figures use qualifying MLS records for the period shown. Median price per square foot is calculated at the transaction level before the community median is taken. Median DOM uses calendar days from OnMarketDate through PurchaseContractDate, excluding missing or chronologically invalid dates. Active counts are dated snapshots and can change after the source date.
Annual median statistics are suppressed when fewer than three valid records are available. Figures describe the included aggregate records; they are not forecasts, appraisals, or valuations of an individual property.
Community definitions matter. Abacoa blends multiple subdivisions and property types; East of Olive is a source-defined aggregate; PGA National uses the specifically described subdivision-summary cohort.
